A-01   The studio

Where design meets purpose.

Every project starts the same way: what is the building for, who walks into it, and how will it be built. Form follows from there.

We work across scale — a spiral mixed-use tower, a retail arcade on a main street, a corner office block, a family house — and we stay on a project from the first sketch to the last dimension. Massing studies, plans, sections, materials, lighting, interiors and the visuals that let a client see all of it before a slab is poured.

Ask for a presentation set and you get the whole story on one sheet: concept diagram, plans with area schedules, material palette and interior views. That sheet is usually the thing that gets the project approved.

KH Tower

Mixed-use tower · Concept design

A plain mass on a broad podium, then carved and turned: the base steps back into planted terraces and the shaft spirals so that no two floors face the city the same way. Inside the spiral are a triple-height lobby, a restaurant level under a timber drum, a sky pool cut into the terrace edge, and residences above.

Luxora Block

Retail arcade & offices · Concept design

Six shopfronts under a dark stone canopy, and above them a white facade folded into deep angular reveals so the upper floors read as one sculpted plane by day and a lit rhythm at night. Offices sit behind the folds; a stone-and-glass lobby cuts through the middle to the stair.

InteriorsLobby, two retail units, the cafe, a lounge and the office corridor. The fit-out is drawn with the shell, so the tenant spaces still read as one building.

Corner Office Building

Workplace · Concept design

A five-storey block on a corner site, wrapped in a glass curtain wall and cut open at the corner where timber-lined balconies step out over the street. Retail and a cafe hold the ground line; open-plan floors, meeting rooms and executive suites sit above, with vertical louvres shading the west face.

InteriorsOpen-plan floor, executive suite, boardroom, cafe lounge and lift lobby, with the level directory cut straight into the dark wall panel.

Private Residence

Two-storey house · Concept design

A symmetrical stone house on a compound plot. Tall glazed bays are set back behind the wall plane so the stone reads as a frame, a timber pivot door marks the centre, and the whole thing is lit from the ground up. The garden side opens through sliding walls onto a paved terrace and a shaded pergola.

Commercial Building

Residential & retail · Architecture & interiors

A residential building with glazed shopfronts at street level, curved corner balconies and warm facade lighting. The interior studies bring together timber finishes, stone surfaces and integrated lighting across living rooms, bedrooms, kitchen and bathroom.

Hotel

A glazed hotel facade is framed by bold diagonal elements and planted terraces. The interior collection explores guest rooms, suite living areas, a bathroom and retail spaces, with warm lighting connecting the different settings.

Hajy Zrng — Retail Interior

Retail · Interior design

A retail interior organised around arched display niches and rounded central counters. Muted green joinery, blush accents and illuminated shelving frame the product displays, while a floral feature wall adds a focal point.

A-04   How a project runs

Four stages, no surprises.

Stage 01

Brief and site

We walk the site, take the plot dimensions and setbacks, and agree what the building has to hold and what it has to cost.

Stage 02

Concept and massing

Two or three directions as diagrams and quick 3D. You pick one. It comes back as a presentation sheet you can put in front of anyone.

Stage 03

Design development

Plans locked, facade resolved, materials selected, interiors designed, and renders produced for approval and marketing.

Stage 04

Drawings and handover

Dimensioned plans, sections, schedules and specifications, issued as a set your contractor can build from.

A-05   Start a project

Send us the plot and the brief.

Plot dimensions, what you want on it, and a rough budget are enough to begin. We'll come back with what's possible on that site and what a concept stage would take.
